A new 100-acre business and logistics park at London Stansted Airport is to be developed with the support of Columbia Threadneedle Investments.

The project – BOX:STN – will transform the former airfield into a 2 million sq ft business and logistics park with build-to-suit facilities from 30,000 sq ft in size up to 1.1 million sq ft.

The development aims to achieve net zero carbon during the construction phase in alignment with Columbia Threadneedle Investments’ commitment to sustainability.

BOX:STN is located by junction eight of the M11, 17 miles from the M25. This gives it excellent access to Greater London, the Midlands and Felixstowe Port. It will have access to 15 million potential employees within a one hour journey and the site will allow more than 80% of the UK population to be serviced within the HGV drive time directive.

The five-year project will create attractive commercial space and will generate significant local economic and social benefits. It will also address the acute shortage of supply in logistics warehouse and business parks in the southeast region.

Acquired in August 2020, the land is largely brownfield and under-utilised as deemed surplus to the needs of the airport.

It is anticipated that BOX:STN will generate 2,000 jobs during construction and 3,000 permanent jobs upon completion. It will include retail and café units, as well as a day nursery.
